Effect on our
quality of life
Loss of Property
Value
Transfer of
wealth from
resident
March 28, 2006
Zoning & Land Regulation Committee,
Dane County Planning & Development,
Zoning Division
Room 116 City -County Bldg.
Madison, WI 53709
Dear Sir or Madam:
We, Lal Chakraborty & Kalyani Rama Nath and our two children live in 565
County Rd N, adjacent to the property being considered for rezoning. We will
be directly affected by the rezoning of the land and we have strong objections
to the proposal.
We bought our house in 2001 and one of the key motivators in the
purchasing decision was the open space behind our house. We enjoy the
peaceful, quiet surrounding very much. During summer months we see the
cornfields behind our house. During winter months we can see deer running
on the empty land. If this land is divided into parcels with rural homes, there
will be more houses, more noise and our home will loose the peace and the
view that we enjoy now.
If this proposed zoning is implemented, a direct result will be the loss of
property value of our house (two houses replacing cornfields and open space
will do that). In 2001 we bought our house for $193,000. After five years of
huge boom in market prices for homes everywhere, http://www.zillow.com
(an independent online site that displays market value and satellite images
for most American homes) lists our property value at $196,000. Country
homes just simply don't appreciate in value and we make a lot of fiscal
sacrifice when we choose to live in the country. Considering this, I believe the
rural townships should make an effort to at least preserve the value of the
properties for its residents. We have already made a huge financial sacrifice
when we moved into the country; rezoning land around our house will make
the financial burden and loss unbearable.
We love this neighborhood, this township and the rural atmosphere. We want
to stay here for a long time and have our children grow up here. We are
interested in the welfare of the neighborhood and the township. We believe in
preserving the rural, serene nature of the place. On the other hand, the
rezoning and parceling of the land may result in favorable sales for the
current owner but would also result in transfer of wealth from someone who
wants to stay as a resident for long years to come, to someone who would
prefer to sell and leave.
The rezoning of the land would also allow most businesses to acquire the
commercial plot. Currently, they need to buy 22 acres of agricultural land
Unpredictable along with the commercial plot which doesn't make sense for most
commercial businesses other than ones associated with agriculture. Rezoning would
business allow businesses like gas stations, restaurants to acquire the property. That
will lead to more traffic, more pollution which we certainly don't want.
