It is apparent that the subject parcels were <br />created as separate legal entities prior to the effective date of the Dane County <br />Land Division Regulations (please note R41/63 & 64/ Dane County Registry). <br />Additionally, the parcels have been consistently separately described in sub- <br />sequent recordings. Accordingly, the subject parcels can be separately conveyed <br />at this time without a certified survey map approval, and without a change in <br />zoning classification (please note that parcel # 775.2 is zoned RH-1 and parcel <br />775.3 is zoned R-1A).
