It is <br />apparent that with the recording of a warranty deed in R342/418, Dane County Registry <br />a land division was created prior to the applicable effective date of the Dane County <br />Land Division Regulations, and prior to the establishment of A-1 Agriculture (Exclusive) <br />zoning in the Town of Pleasant Springs. Accordingly, the parcel can be separately con- <br />veyed at this time without a certified survey map approval and without a change in <br />zoning classification.
