Shaffer <br />2854 Williams Drive <br />Stoughton, Wisconsin 53589 <br />Re: # 061109287002 <br />NW1/4 S9 T6N R11E <br />Town of Pleasant Springs <br />Dane County <br />Dear Mr. Shaffer: <br />It is apparent that the subject land parcel, described in Volume 711 of Deeds at Page <br />328, Dane County Registry, was properly created as a separate single legal entity <br />prior to the effective date of the Dane County Land Division Regulations, and prior <br />to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of Pleasant <br />Springs. Accordingly, this .378 acres parcel can be separately conveyed, at this <br />time, without a Dane County certified survey map approval, and without a change <br />in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br /># 061109286807 can be added to # 061109287002 without a certified survey map <br />approval and without a change in zoning classification, provided that the residual <br />parcel, created by this land division, remains at greater than 35 net acres in area. <br />However, it is apparent that this residual parcel will be less than 35 acres in area, <br />therefore a certified survey map approval, together with a change in zoning <br />classification, will be required. <br />Sincerely, <br />orbert Scribner, Land Division Review <br />cc: Lunde Farms, Inc. <br />Clerk, Town of Pleasant Springs <br />Enclosure: <br />
