<br />The store room of the brick building,tdgether' wits flat above,known as number 1354 Williamson
<br />Street,Madison.Wisoonsin,store room to be used and occupied for a general store.
<br />To hold for a term of two (2) years beginning at the expiration of the present lease held

<br />by the Universal Grooery&dn said prenises,the said lessee yielding and paying therefor rent in ad-
<br />vanee,monthly,the sum of One Hundred Twenty-five (S,125). dollars per month on the first of each
<br />month:
<br />If the lessee,his executors or administrators or assigns shall be desirous o.f continuing
<br />this lease of the said premises,from year to year for a period of six (6) years,from the expiration
<br />of the time herein granted,and of such desire shall,prior to the expiration of each one year's
<br />time after said last mentioned term,give to the lessor,her heirs or assigns,sixty days previous
<br />notice in, •writing,and shall observe and perform this lease in its entirety,the lessor,her heirs
<br />or assigns,e�ill by endorsement hereon,continue this lease of the said premises for the further
<br />term of One year at the same rental and under and subject to the same oevenants,provisos and agree-
<br />ments,as herein oontained,and will continue said lease from year to year for a total term of six
<br />(6) years by similar endorsements by upon. receiving the notice herein provided.
<br />It is mutually understood between both partied §rein concerned that the lessor will extend
<br />to the lessee a credit equivalent to two (2) weeks' rent and same to be deducted from the seoond
<br />months' rent.'TRis credit being an allowance on the approximate time used in redecorating the
<br />building.
<br />The lessor further agrees to redecorate the store and flat,if lessor, considers it necessary,
<br />in as good and suitable opndition and in like manner,as if the lessor were to occupy said premises
<br />herself. _
<br />The lessor also agrees to build free of all cost to the lessee a storage -room approximarely
<br />12' x 18'.
<br />The lessor hereby acknowledges the receipt of one month's rent paid in advano a dot'ering
<br />the rental of the first month.
<br />The lessor further agrees to allow the lessee the use of one oar stall of her garage free
<br />of charge for the use of the garage.
<br />The lessor further agrees,that if it is found necessary,by lessor,she will build for the
<br />lessee a back porch for the use of the upper flat,
<br />And the lessor agrees to leave all -shelving counters that belong to, the lessor for the
<br />use of the lessee in said premises.
<br />The lessee promises to pay thearent at thdAlmes andlin the manner aforesaid, during the
<br />continuance of said term, and to quit and deliver up the same to the lessor,or her attorney or
