<br /> _ 'of 1 the laws of the State of Wisconsin, and doing business -at Mad is on, Dane County,
<br /> pisconsin, party of the first part, and George F.Zwicky of Commercial National Bank
<br /> arty, of the second part, Witnesseth:
<br /> First: The party of the first part, in consideration of the sum of One Hundred
<br /> � 011ars ($100.00); to it in hand paid by the party of the second ,part at or before the
<br /> sea7.ing and delivery -of these presents, receipt whereof is hereby acknowledged, and the
<br /> further sum of.-Twenty-Ono Hundred Fifty Dollars ($2150. 00) ,to be paid as hereinafter
<br /> mentioned-, does hereby for _itself, its successors and assigns and every one of them,
<br /> Subject however, to the conditions hereinafter set forth, hereby covenant, promise,
<br /> nd agree to s@11, and by warranty deed to convey, to the party of the second part
<br /> , upon the performance of the said party of the second part, of. avll the agreements herein
<br /> contained, a good and unineumbered title to the following described premises situated
<br /> n• the County of Dane, State of Wisconsin, to-wit:- Lot Two Hundred Saventy-Two(272 ) ,
<br /> Fourth Addition To Shorewood, Town of Madison, Dane County , Wisconsin, according to
<br /> the recorded plat thereof, said land being situated in the Town of Madison; and .at the
<br /> time of the delivery of the deed to said premises party of the first part agrees to
<br /> furnish to the party of the second part an abstract showing marketable title. Provided
<br /> however that this agreement and the said deed of conveyance shall be 3ubjectto the
<br /> reservations and restrictions hereinafter stated, which said reservations and restric
<br /> tioas are to be construed as covenants running with the land, to-wit:
<br /> 1. None of said lots shall be canveyed to, usad,' owned, nor occupied by negroes as
<br /> owner or tenant.
<br /> 2. For a period of twenty-five years from October 1, 19219 first party shall .have
<br /> 'Irthe right to require plans for the exterior design of any building or structure to
<br /> be erected an upon lot in said p'1;at to be first submitted to and approved by an expert

<br /> acceptable to first party. '
<br /> 3. That for said period of twenty-five years no building on any lot in said plat
<br /> E,shall be used for other than- residence purposes without written consent of the first
<br /> Party.
<br /> 4. That for said period of twenty-five years no building previously erected else-
<br /> here shall be moved upon any lot in said plat.
<br /> 5. That for said period of twenty-five years nor morn than onedwelling houseshall
<br /> be constructed on any lot in said plat without the written consent of the first party .
<br /> 6. During said twenty-five year period it is agrQ0d thst no wind mill be construc-
<br /> ted upon said lots or any lot in said plat and that no barn or outhouse or garage shall

<br /> be constructed upon said plat without written consent of the party of the first part as
<br /> to its necessity and location.
<br /> 7. ,That the dwelling house to be erected upon said lot shall be erected upon sub- '
<br /> staxntiaxlly the site indicated for the same upon the map of said First and Second Third
<br /> and Fourth additions to Shorewood prepared by O. C:Simonds and -Company.
<br /> Second: It is further understood and agreed that the party of the First Part willp
<br /> not latter than September 1, 126 construct on the street in front of this lot, a, road
<br /> of concrete or macadam with ta,rvia filler, of an minimum width of Sixteen Peet; this
<br /> road to be paved at the expense of the pafty of the first part. -
