<br />Forty ($40.00) dollars on May 1,1926,and forty ($40.00) dollars on or before the beginning
<br />of,each calendar month thereafter for a period of four �earsior forty-eight months, which
<br />payments are first to be applied .as received to pay interest at the rates of six and ones -half
<br />(6�) per cant per annum and the balance of each of such payments as received is to be applied
<br />on the principal. Provided, however, that the party of the second part may pay all of the
<br />principal with interest,or any amount with intere-st,over and above the regular monthly pay-
<br />mo.nt upon any interest paying date. Upon payment of fcrty-eight installments of forty ($40.00)
<br />dollars each whether made separately or in larger units,there becomes due immediately the
<br />balance of the principal dum of this contract.

<br />and the same being intended to apply, when fully completed, as the purchase money for the following tract, piece or parcel of land, situated in
<br />the County of Dane and State of Wisconsin, to -wit: Part of Lot Eight(6) Block Six (6) Plat of Shore Acres
<br />Town of Blooming Grove according to the recorded plat thereof and being more particularly
<br />described as .follows:ThefNortheasterly Sixty (NEly 60') feet of the Southwesterly One Hund-
<br />fedvind Twenty (Sally 120 ) feet of Lot Eight 8) Block Six(6);being a strip -fronting Sixty -
<br />60 feet on Hillcrest Avenue.
<br />This deed is given with the following restrictions:
<br />First: That fora period of twenty-five years from September 8th 1911,ths'porch or other
<br />line of structure erected on these premises shal11ot be nearer than twenty feet to any street
<br />cbutting on these premises. Second: That during said period of twenty --five years no out-
<br />buildings nf any kind shall he erected on these --1 remises- more than one story 1n height. - - -
<br />Third: That these premises shall not be sold,leased or conveyed to persons .of. African blood
<br />for p period of twenty-fEg.ve years .from date thereof. -

<br />hereafter assessed or levied against any mortgage which may exist against said premises or against the note= --or the indebtedness secured by
<br />such mortgage or against the interest in said premises of any party holding a mortgage against said premises during the term of this contract, and
<br />promiseand agreee-.,- _that the interest of the partss4-of the first part and the interest of the part,--Sl-of the second part in said real estate
<br />and the interest of any party holding a mortgage against said real estate during the term of this contract, shall be assessed for taxation and taxed
<br />together, without separate valuation, as unincumbered real estate and shall be paid by the said part -___of the second part and the said partoC
<br />------ of the second part thereby waived _/_all rights of offsets or deduction because of the payment o any such taxes and assessments, until the
<br />aforesaid purchase money shall be fully paid, in the manner above stated.
