AA4 1.�`PJ Fourth: The times of payment above mentioned are of th.e essence of this contract, and in case the party of the second part shall fail to make any such payments at the time agreed upon or within thirty (30) days thereafter, or shall fail to pay the taxes or assessments as aforesaid, or shall otherwise breach this agreement, the part_ of the second part shall, at the option of the party of the first part, be deemed to have abandoned and given up to the party of the first part all right, title and interest in and to the above described premises and to'any pay- gients which. shall have been made hereunder and all right of action upon or growing out of this agreement. Fifth: The covenants and agreements herei4'contained shall be binding upon and shall inure to the benefit of the respective parties hereto, their heirs, administrators, successors , and assigns.
