<br />being a strip fronting sixty feet on Hillcrest Avenue.
<br />This deed is given with the following restrictions.- First,
<br />Tha. t for a period of twenty five (25) years from September
<br />83 1911, the porch or other line of structure erected on these
<br />premises shall not be nearer than twenty (20) feet to any
<br />street abutting on these premises. Second,Tha.t during said
<br />period of twenty five (25) years no outbuildings of any kind
<br />shall be erected on thepe premises more than one story in
<br />height, Third, That these premises shall not be .sold, leased
<br />or conveyed to persons of African blood for. a period of
<br />twenty five (25) years from date thereof.
<br />This warranty deed is drawn to correct an error that appeared
<br />in the first warranty deed under date of 22 January 1927 from
<br />and to the same parties and intending to convey the same prop-
<br />erty but which erroneously read, "northwesterly one hmadred
<br />twenty (120) feet", whereas it should have read .as he_'ezn reci-
<br />ted, "southwesterly one hundred twenty (120) feet".
<br />CogetbQr with all and singular the hereditaments and appurtenances thereunto 'belonging: or in, anywise
<br />appertaining; and all the estate, might, title, interest, claim or demand whatsoever, of the said part
<br />of the first part, either in law or equity, either in possession or expectancy of, in and to the above bargain-
<br />ed premises and their hereditaments and appurtenances.
