<br />'S of Plats, further described as Lot 5 of Lot 153 with the following boundaries: Co,-neneing
<br />at the Southeast corner of Lot 153; thence South 660 33' ',',,est 88.8 feet along .3outh line of
<br />Lot 153 to point of beginning of Lot 5 of Lot 153; thence North 240 32' ;"est 136.4 feet;
<br />thence on a 680 241 curve a chord length of 110.5 feet and bearing arproximtely South 320
<br />'584 blest; thence South 360 021 East 62.0 feet; thence on the South boundary line of Lot 153
<br />bearing North 660 33' East 100.0 feet to point of beginning.
<br />Together w1th ingress and egress over court which is to be paved with concrete of a
<br />minimum width of eight (8) feet by the five parties of the replat of Lot 153, it being
<br />understood and agreed that the buyer of the herein described portion of Lot 153 agrees to
<br />pay his proportionate cost of the preparation and construction of the road to be built on
<br />the courturay that serves this lot,
<br />Provided however, that this deed of conveyance shall be subject to the reservations
<br />and restrictions hereinafter stated, which said reservations arld restrictions are to be
<br />construed as convenants running with the lands to -wit:
<br />1. None of said lots shall be conveyed to, used, owned, nor occupied by negroes as
<br />owner or tenant.
<br />2, For a period of twenty-five years from October 19 19219 Eagle Heights Land Company
<br />shall have the right to require plans for the exterior design of any building or structure
<br />to be erected upon any lot in said plat to be first submitted to and approved by an expert
<br />acceptable to said Eagle Heights Land Co=aa v, ��r c(gJ

<br />3. That for said period of twen�-five years no building on any lot in sail plat shall
<br />be used for other than residence purposes without written consent of the hale Heights Land
<br />Company,
<br />4, That for said period of twenty-five years no building previously erected elsevrhere
<br />shall be moved upon any lot In said plat.
<br />5, That for said period of twenty --five years no more than one dwelling house shall be
<br />constructed on any lot in said plat without the written consent of the Eagle Heights Land.
<br />Company,
<br />6. Ihring said twenty-five year period it is agreed that no wind mill be constructed
<br />upon said lots or any lot in said plat and that no barn or outhouse or garage shall be
<br />constructed upon said plat or any lot in the plat without the written consent of the Eagle
<br />.Heights Land Company, as to its necessity and location.
<br />7. That the dwelling house to be erected upon said lot shall be erected upon sub-
<br />stantially the site indicated for the same upon the map of said first and Second Additions
<br />to Shorewood prepared by O. Ce Simonds and Company.
<br />It is further understood and agreed that the owner of this lot has a right of way
<br />to the lalm on 0aat1ots Two (2) & Three (3) in Shorewood; the location of said right of way
<br />to be designated by said Eagle Heights Land Companyo
<br />appertaining; and all the estate, right, title, interest, claim or demand whatsoever, of the said part of the
<br />first part, either in law or equity, either in possession or expectancy of, in and to the above bargained premises, and
<br />their hereditaments and appurtenances.
<br />To Have and to Hold the said premises as above described with the hereditaments and appurtenances, unto
<br />i the said part y of the second part, and to hi,s heirs and assigns FOREVER.
<br />And the said Nicholas J. U4mitz, Ida 14 Schmitz, his wife,, Joseph V, Reilly, Laura,
<br />Vo Reilly., his Wife, and Vincent J. Koltes, single,
<br />for theinselves, thein' heirs, executors and administrators, do covenant, grant, bargain, and agree
<br />to and with the said part y of the second part, his heirs and assigns, that at the time of the ensealing
<br />and delivery of these presents they are well seized of the premises above described, as of a good, sure,
<br />perfect, absolute and indefeasible estate of inheritance in the law, in fee simple, and that the same are free and clear
<br />from all incumbrances whatever,
<br />and that the afjove 1argained premises in, the quiet and peaceable possession of the said party" of the second
