<br />by these presents do give, grant, bargain, sell, remise, release, alien, convey and confirm unto the said part y

<br />of Deicer and State of Wisconsin, to:wit:

<br />corded plat thereof,
<br />subject, however, to the following reservations and restrictions which are intended for the mutual benefit and advantage of all
<br />the lots in said plat and which shall run with the land, to -wit;
<br />1. The line of any building or any part thereof erected on these premises shall not be nearer to the street line than
<br />twenty feet.
<br />2. No part of the main building erected on any lot shall be nearer to the side lot line than six feet.
<br />3. No building erected elsewhere shall be moved on to any lot in the plat.
<br />4. No building to be rued as a residence shall be erected on any lot unless the actual cost of said building be not less
<br />than $3,000.
<br />6. For a period of two years after July 1&,1928, the grantor reserves the right to construct a sidewalk along thefront-
<br />age of any or all lots in the plAt, if in his discretion it is advisable, tho Actual cost thereof to be repaid to him by the then
<br />owner of the lot or lots within 6 months from the date of completion, with interest at 6%. For this purpose the vendee in a
<br />contract of purchase shall be . deemed an owner.
<br />6. None of the lots shall be conveyed s from to, used, owned, or occupied by negroes as owners or tenants.

<br />designation being by lines "X" for the purpose of installing, repairing, renewing, extending and maintaining thereon poles,
<br />wires, pipes, conduits and other construction and accessories for light, power, telegraph and telephone purposes.

<br />herein described.

<br />Together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise
<br />appertaining; and all the estate, right, title, interest, claim or demand whatsoever, of the said part ies of the
<br />first part, either in law or equity, either in possession or expectancy of, in and to the above bargained premises, and
<br />their hereditaments and appurtenances.
<br />To Have and to Hold the said premises as above described with the hereditaments and appurtenances, unto
<br />the said part y sof the second part, and to his heirs and assigns FOREVER.

<br />for--thamselves, their heirs, executors and administrators, do covenant, grant, bargain, and agree
<br />to and with the said part y of the second part, hie -heirs and assigns, that at the time of the ensealing
<br />i and delivery of these presents they are—well seized of the premises above described, as of a „ood, sure,
<br />perfect, absolute and indefeasible estate of inheritance in the law, in fee simple, and that the same are free and clear
<br />from all incumbrances whatever,
<br />and that the above bargained premises in the quiet and peaceable possession of the said party of the second
<br />part, hi: heirs and assigns, against all and every person or persons lawfully claiming the whole or any
<br />part thereof; they will forever WARRANT AND DEFEND.
