<br />edged, has given, granted, bargained, sold, remised, released, aliened, ponveyed and confirmed, and by
<br />these presents does give, grant, bargain, sell, remise, release, alien, convey and confirm unto the said
<br />part y . of the second part, his heirs and assigns forever, the following described real estate,
<br />situated in the County of Dane and State of Wisconsin, to -wit:
<br />Lot One Hundred Twenty-eight (128) of Replat A Shore Acres Torn of Blooming Grove,
<br />according to the recorded plat of said replat.
<br />This deed is given subject to the folloving restrictions:.
<br />First: That during a. period of •Twenty-five (25) years from September S, 1911 no
<br />outbuildings of ax>xy' kind shall be erected on these premises more than one story
<br />in height.
<br />Second: Thdse premises shall not be sold, leased or conveyed to parsons of African bloo
<br />for a period of tiventy=five years from the date hereof. `
<br />Third. No building shall be erected on tlnse premises to cost less than thirty-five
<br />hundred (49'3500.OQ) Dollars.
<br />Cogetber with all and singular the hereditaments and appurtenances thereunto belonging or in any wise l
<br />appertaining; and all the estate, right, title, interest, claimor demand whatsoever, of the said party of the
<br />first part, either in law or equity, either in possession or expectancy of, in and to the above bargained

<br />said part y of the second part, his heirs and assigns, that at the time of the ensealing and
<br />delivery of these presents it is well seized of the premises above described, as of a good, sure, perfect, ab-
<br />solute and indefeasible estate of inheritance in the law, in fee simple, and that the samQ are free and clear
<br />from all incumbrances whatever, exeep ting all general taxes since January 1, 1930 and also
<br />all unpaid taxes for the improvement of Hillorest Avemze and Pennsylvania Avenue, vihich iI
<br />second party assumes and agrees to pay,
<br />and that the above bargained premises in the quiet and peaceable possession of the said part y of the
