VOL _ 0 c�essors and assigns, that at the time of the ensealing anddelivery of these presents it is well seized of the premises above des- . cribed, as of a good, sure, perfect, absolute and indefeasible estate of inheritance in the law, in fee simple, and that the same are free and clear from all incumbrances whatever, except the lan contracts and mortgages referred'to in the descriptions above, and; subject in part to a trust deed to The Central Wisconsin Trust Company on which there is a balance of 058,100, recorded in the office of the Register of Deeds for Dane County, Wisconsin, in Volume . of Mortgages, page ; and also subject to taxes for 1530 now due and payable; and that the above bargained premises in the ouiet and peaceable possession of the said party of the second part, its successors and assigns, against all and every person or persons lawfully claiming the whole or any part i thereof, it will forever warrant and defend. i The party of the second part agrees that it, its successors and assigns, will perform and carry out the covenants made by the' party of the first part in the land contracts above referred to. I And the party of the first part agrees that in the event of I receipt by it of any moneys from said contracts, it will pay i over to party of the second part all or any moneys so received by it immediately upon receipt.
