Dati .............. ............................ ........... .... ...... ..... rcn(Z St:.te of Wisconsin, to-wit ................... .................................... ..... <br />_... <br />Lot Forty-Two (42) , First Addition to Shorewood, <br />Town of Madison, Dane bounty, Wisconsin, <br />Provided however, that this deed of conveyance shall be subject to the <br />reservations and restrictions hereinafter stated,.which said reservations <br />and restrictions are to be construed as covenants running with the land, to- <br />wit: <br />1. Hone of said lots shall be conveyed to,-used, owned, nor occupied <br />by negroes as owner or tenant. <br />2. For a period of twenty-five years from October 11, 1921, first <br />party shall have the right to require plans for the exterior design of any <br />Wilding or structure to be erected upon any lot in said plat to be first <br />submitted to and approved by an expert acceptable to first party. <br />3. That for said period of twenty-five years no building on any lot <br />in said plat shall be used for other than residence purposes without <br />written consent of the first party. <br />4. That for said period of twenty-five years no building previously <br />erected elsewhere shall be moved upon any lot in said plate <br />5. That for said period of twenty-five years no more than one dwelling <br />house shall be constructed on any lot in said plat without the written con- <br />sent of the first party. <br />6. During said twenty-five year period it is agreed that no wind mill <br />be constructed upon said lots or any lot in said plat and that no barn or <br />outhouse or garage shall be constructed upon said plat or any lot in the <br />plat without written consent of the party of the first part as to its <br />necessity and location. <br />7. That the dwelling house to be erected upon said lot shall be <br />erected upon substantially the site indicated for the same upon the map of <br />said First and Second additions to Shorewood prepared by 0. 0. Simonds and <br />Company. <br />Second: It is further understood and agreed that the owner of this <br />lot has a right of way to the lake on Outlots Two (2) & Three (3) in <br />Shorewood; the location of said right of way to be designated by party of <br />the first part. <br />This deed is given as a full and complete payment of a note of the <br />party . f the first part to the party of tPs second part, said note being <br />secured by a mortgage on the premises herein conveyed which said mortgage <br />is recorded in the office of the Register of Deeds for Dane County, Wis- <br />consin, in Volume 384 on page 176 of Mortgages, and said note amounting <br />to the sum of $1600.00 of principal and $125.07 interest from February <br />139 1931 to June 2, 1932, being a total indebtedness to the party of the <br />second part from the party of the first part of $1725.07, exclusive of the <br />taxes on said premises for the year 1931 and said note and mortgage being <br />this day cancelled, paid and returned to the party of the second part as a <br />full discharge of said indebtedness and being the consideration for which <br />this deed is given. <br />
