<br />fessed and acknowledged, ha vii given, granted, bargained; sold, remised, released, aliened, conveyed
<br />and confirmed, and by these presents do give, grant, bargain, -sell, remise, release, alien, convey and
<br />confirm unto the said part;es of the second part, a life estate as joint tenants during their joint lives and
<br />an absolute fee forever in the remainder to the survivor of them, his or her heirs and assigns, in and to the
<br />following described real estate situated in the County of Dane and
<br />State of Wisconsin, to -wit:
<br />A parcel. of Land lyi in the Northwest quarter of the
<br />Southeast quarter (NWt-SEk), Section Thirty-five (35),
<br />Town Seven (7) North, Range Nine (9) East, Town of Madison,
<br />more fully described as follows, to -wit: Beginning at a
<br />point 440.5 feet South of the Northwest corner of the
<br />Northwest quarter of the Southeast quarter (N'WJ-SEE),
<br />Section 35, thence East- Ub feet, thence North at a right
<br />angle to the above mentioned South line 60 feet, thbnce
<br />West at right angles to said last mentioned line -180 feet,
<br />thence South 60 feet to the place of beginning, said lot
<br />being 60 feet x iW feet.
<br />This conveyance is executed and delivered by the gran-
<br />tors and accepted by the grantees upon the following express covenants,
<br />to -wit:
<br />1. No building shall be hereafter erected on said
<br />premises to be used for human habitation whose cost shall be less than
<br />Three Thousand Dollars ($3,000.00).
<br />2. The said premises shall not hereafter be conveyed
<br />to or owned or occupied by any person or persons who originated either
<br />from Italian, Sicilian or Greek sources, or any person or persons who
<br />are wholly or partly of colored blood.
<br />3. And the grantors further expressly covenant to and
<br />with the grantees, -their successors and assigns, that no -part of the
<br />premises owned by them, lying Southerly and 'Westerly of the Oregon
<br />Road, or State Trunk Highway No. Thirteen, referred to in the above
<br />description, shall be hereafter sold or conveyed by them without con-
<br />taining the above and foregoing covenants.
<br />Dated at Madison, Wisconsin, this 25th day of July,
<br />1933, and made a part of this conveyance.
