<br />Witnesseth: First, That the -said part Vr of -the second part hereby agrees and binds himself,
<br />his legal representatives, to pay, or cause to bepaid, to the said part y of the fust part, his heirs

<br />Provided however, that this agreement and the said dead of conveyance shall be subject
<br />1 to the reservations and restrictions hereinafter stated, which said reservations and
<br />restrictions are to be construed as covenants running with the land, to -wit:
<br />1.No'building nor any part thereof or addition thereto shall ever be erected or
<br />maintained -upon any lot in said plat between the street line or street lines contiguous to
<br />a the same and the line designated in said plat as building line9 said building line to be
<br />thirty feet from the street line.
<br />2. None of said lots shall be conveyed to, used, owned, nor occupied by negroes as
<br />owner or tenanto
<br />3. For a period of twenty—five years from October 1, 19219 Eagle Heights nand Comparny.,
<br />of Madison, Wisconsin, shall have the right to require plans for the exterior design of
<br />any building or structure to be erected upon any lot in said plat to be first submitted to
