Provided, howeverx that this agree- <br />ment and the said deed of conveyance shall be subject to the <br />reservations and restrictions hereinafter set forth, which <br />restrictions and reservations are intended to be uniform in all <br />conveyances of land in the said plat and to be for the protection <br />and benefit of all lots in the said plat and are intended to be <br />covenants running with the land, to -wit: <br />1. No land in the said plat shall ever be conveyed to., <br />leased to, used, owned or occupied by negroes, <br />2. For a period of twenty-five (25) years from and <br />after November 6th, 1926, party of the first part herein shall <br />have the right to require that plans for the exterior design of <br />any building or structure to be erected in the said plat be first <br />submitted to and • approved by an eXpert suitable to the party <br />of the first part. <br />
