<br />duly organized and existing under and by virtue of the laws of the State of Wisconsin, located at
<br />Madison Wisconsin, party of the first part, and
<br />- R. C. Stephenson, part y of the second part.
<br />Witnesseth, That the said party of the first part, for and in consideration of the sum of
<br />-One Dollar (1..00) and other good and valuable considerations
<br />to it paid by the said part y of the second part, the receipt whereof is hereby confessed and acknowledged,
<br />has given, granted, bargained, sold, remised, released, aliened, conveyed and confirmed and by these presents
<br />does give, grant, bargain, sell, remise, release, alien, convey and confirm unto the said party of the second part
<br />himself, his heirs and assigns forever, the following described real estate, situated in the County
<br />of Dane and State of Wisconsin, to -wit: Lot Forty -Two (42) , First -
<br />Addition to Shorewood, Town of Madison, Dane County, Wisconsin.
<br />.,ovided, however, that this deed of Conveyance shall be subject to the
<br />reservations and restrictions hereinafter stated, which said reservations and
<br />restrictions are to be construed as covenants running with the land, to- wit,,
<br />1. None of the said lots shall be conveyed to, used, awned nor oQcupisd
<br />by negroes as owner or tenant.
<br />2. For a period of twenty-five years from October 1, 1921, first part
<br />shall have the right to require plans for the exterior design of any building
<br />or structure to be erected upon.any lot in said plat to be first submitted to
<br />and approved by an expert acceptable to first -party,
<br />3. That for said period of twenty-five years no building on any lot in
<br />said plat hhall be used for other than residence purposes without written con-
<br />sent of the first party. '-
<br />4. That for said period of twenty-five years no building previously F
<br />erected elsewhere shall be moved upon any lot in said plat, r
<br />5.- That for said period of tiventy-five years no more than one dwelling i
<br />.house shall be constructed on any lot In said plat without the written consent
<br />of the first party.
<br />6o During said twenty-five- year period It is agreed that no windmill be
<br />constructed upon .said lots or any 'lot in. said plat and that no 'barn or outhouse �
<br />or garagg shall be constructed. upon said plat or any lot in the plat without
<br />written consent of the party of the first part as to its necessity and. -
<br />location.
