<br />and acknowledged, ha ve given, granted, bargained, sold, remised, released, aliened, conveyed and confirmed, and
<br />by these presents do give, grant, bargain, sell, remise, release, alien, convey and confirm unto the said part.Y
<br />of the second part, hi s heirs and assigns forever, the following described real estate, situated in the County
<br />of Dane and State of Wisconsin, to-wit: A part of the Northeast auar-
<br />ter of the northeast quarter of Section Six (6), Township Six (6) North,
<br />Eange Nine (9) East (Town of Fitchburg), County of Dane, State of Wisconsin,
<br />more particularly described as follows: Beginning at a point which is 513.95
<br />feet west and 134.7 feet north 1 degree east from the southeast corner of
<br />the said northeast quarter of the northeast quarter; thence north 1 degree
<br />east 136.85 feet; thence south 84 degrees 12 minutes east 299.75 feet to the
<br />center line of a road; thence along the center line of said road on a curve
<br />to the left with a radius of 166.5 feet for a distance of 16 feet; thence on
<br />a line drawn at a right angle to the center line of U.S. Highway No. 18
<br />109.5 feet to the center line of the pavement on said U.S. Highway No. 18;
<br />thence southwesterly along center line 64.4 feet; thence north 89 degrees
<br />west 373.3 feet to the point of beginning. The whole lying in and being a
<br />part of the northeast quarter of the northeast quarter of Section Six (6),
<br />Township Six (6) North, Range Nine (9) East and containing 1.04 acres, sub-
<br />ject to an easement for highway purposes of the arivate road above mentioned
<br />end subject further to an easement for highway purposes 33 feet in width
<br />across the rear of said parcel.
<br />Provided, however, that this conveyance shall be subject to the
<br />reservations and restrictions hereinafter stated, which said reservations
<br />and restrictions are to 'he construed as covenants running with the land,
<br />to-wit:
<br />1. None of the premises above described shall be conveyed to,
<br />used, owned or occupied by negroes as owners or tenants.
<br />2. That for a period of twenty-five years no building except
<br />accessory buildings on said premises shall he used for other
<br />tnan residence purposes.
<br />3. That for a period of twenty-five years, no building shall be
<br />constructed upon or occupy said premises which shall cost less
<br />than i:5,000, except that a building costng no less than
<br />',31000 may be constructed upon or occupy the rear of said
<br />premises.
