<br />A part of Outlots 57 and 54, Assessor's Plat No 1 of the Township
<br />of Madison, Dane County, Wisconsin, which is described as Follows:
<br />Beginning at the Southeast corner of College Park (a plat of record);
<br />thence South on the West line of Farley Avenue for a distance of 170
<br />feet, said point being 60 feet .Vest of the East line of Farley Avenue;
<br />thence West on a line parallel to the North line of Outlot 57 for a
<br />distance of 155 feet to the point of beginning of this description;
<br />thence continue West on same line 50 feet; thence South on a line
<br />parallel to Farley Avenue for a distance of 130 feet to the North line
<br />of the proposed Van Hiss Avenue Extension; thence East on a line par -
<br />allel to the South line of Outlot 57 for a distance of 50 feet; thence
<br />North 130 feet to the point of beginning.
<br />It is intended hereby, to describe Lot Three (3) Block One (1) of the
<br />Proposed Rosen, Pearson, Canepa Replat of a part of Outlots 47, 53;
<br />54, 57, Assessor's Plat #1, Town of Madison.
<br />This conveyance being subject to the restrictions and reservations
<br />hereinafter set forth, which are intended for the protection and benefit
<br />of all lots in said Rosen, Pearson and Canepa Replat in the Town of
<br />Madison, County of Dane, and which shall run with the land, to -wit:
<br />1. No land in the said plat shall ever be conveyed to, leased to,
<br />used, owned or occupied by negroes.
<br />2. For a period of 25 years from and after November 6, 1926 party of
<br />the first part herein shall have the right.to require that plans for
<br />the exterior design of any building or structure to be erected in the
<br />said plat be first submitted to and approved by an expert suitable to
<br />.the party. of the first part, or its successors.
<br />3.. For a period of 25 years from and after November 6, 1926 no building
<br />in said plat shall be used for any other than residence purposes without
<br />the written consent of the party of the first part, or its successors.
<br />4. For a period. of 25 years from and after November 6, 1926 no building
<br />previously erected elsewhere shall be moved upon any lot in the said
<br />plat.
<br />5. For a period of 25 years from and after November 6, 1926 not more
<br />than one dwelling house shall be constructed upon any lot in the said
<br />plat without the written consent of the party of the first part., or its
<br />successors. .
<br />6. For a period of 25 years from and after November 6, 1926 no windmill,
<br />barn, garage or outbuilding shall be constructed upon any lot in the said
<br />plat without the written consent of the party of the first part, or its
<br />successors.
<br />7. That no building or structure, or any part theKeof shall be erected
<br />upon any lot in the said plat nearer than 20 feet Boni the front street
<br />lines nor 6 .feet from the side of said lot, as indicated on the proposed
<br />plat of the Rosen, Pearson and Canepa Replat to thetown of Madison.
