The same to be conveyed subject to <br />the public rights of way` in the existing highway and any highway <br />proposed in said plat, the same to be conveyed subject to the <br />,following restrictions: <br />(a) The location of all buildings on premises are to be <br />approved by vendors. <br />(b) None of said lots shall be conveyed to, used, owned or <br />occupied by negraes as owner or tenant. <br />(c) For a period of twenty -five years from July 1, 1933, <br />vendor shall have the right to require plans for the exterior <br />design of any building or structure to be erected upon any lot <br />in said plat to be first submitted to and approved by the vendor. <br />(d) That for said period of twenty -five years no building <br />or any lot in said plat shall be used for other than residence <br />purposes without written consent of the first party. <br />(e) That for said period of twenty -five years no buildings <br />previously erected elsewhere shall be moved upon any lot in said <br />plat. <br />(f) No out building shall be constructed upon said plat <br />without the written consent of the undersigned as to its necessity <br />and location. <br />(g) No intoxicating liquors shall be sold on said premises <br />for twenty years from July 1, 1933• <br />4. The purchaser further agrees that he will pay when due <br />and payable all taxes and assessments which shall be levied or <br />assessed on the above described premises after the first day of <br />January, 1938, and also all such as may be thereafter assessed <br />or levied thereon, or upon the interest of said vendor in said <br />premises; and also all taxes and assessments now or hereafter <br />assessed or levied against any mortgage which may exist against <br />said premises, or against the note or the indebtedness secured <br />by such mortgage, or against the interest in said premises of any <br />party holding a mortgage against said premises during the term of <br />this contract, and promises and agrees that the interest of the <br />vendor and purchaser in said real estate, and the interest of any <br />party holding a mortgage against said real estate, during the <br />term of this contract, shall be assessed for taxation and taxed <br />together, without separate valuation, as unincumbered real <br />estate, and shall be paid by the said purchaser, and the said <br />purchaser hereby waives all rights of offsets or deductions <br />because of the payment of any such taxes and assessments, until <br />the aforesaid purchase money shall be fully paid, in the manner <br />above stated. <br />
