<br />ai i t n r n n s't ll . That the said part le s of the first part, for and in consideration of the sum of
<br />Thirteen Hundred and Sixty Dollars ($1,360.00)
<br />to them in hand paid by the said part y of the second part, the receipt whereof is hereby confessed
<br />and acknowledged, has given, granted, bargained, sold, remised, released, aliened, conveyed, and confirmed,
<br />and by these presents do es give, grant, bargain, sell, remise, release, alien, convey, and confirm unto the said
<br />part y of the second part, his heirs and assigns forever, the following described real estate, situated
<br />in the County of Bane and State of Wisconsin, to -wit:
<br />Lots 3, 4, and 5, Block 3, Plat of Forest Park, Town of
<br />Madison, Dane County, Wisconsin.
<br />PROVIDED, HOWEVER, that this deed of conveyance shall be subject
<br />to the reservation restrictions herein stated, which are intended
<br />for the mutual benefit and advantage of all lots in said plat,
<br />and which shall run with the land, to wit:
<br />1. No intoxicating liquors shall ever be manufactured
<br />or sold on any lot in'said plat.
<br />2. No building or any part thereof, nor addition thereto
<br />shall ever be erected or maintained upon any lot in
<br />said plat between the street line or street lines
<br />contiguous to the same, and the lines designated as
<br />building lines, said lines being the same as those
<br />required by the City of Madison for residential
<br />districts.
<br />No building nor any part thereof, nor any addition thereto
<br />shall ever be erected or maintained upon any corner
<br />lot in said plat between the, ream building line of
<br />said corner lot, as designated and the side line of
<br />the adjoining lot.
<br />3. None of said lots shall be conveyed to, used, owned,
<br />nor occupied by Negroes as owners or tenants.
<br />4. For a period of twenty-five years from January 1, 1918,
<br />Lake Forest Company shall have the right to require
<br />plans shoving the external design of any building&
<br />structure to be erected upon any lot in said plat,
<br />to be first submitted to and approvers by an expert,
<br />acceptable to Lake Forest Company.
<br />That for said period of twenty -five years no building
<br />on any lot in said plat shall be used for other than
<br />residence purposes without- written consent of the Lake
<br />Forest Company.
<br />6. That for said period of twenty -five years no building
<br />erected elsewhere shall be moved upon any lot in
<br />said plat.
<br />7. That for said period of twenty -five years no building,
<br />designated. to be occupied by more than one family
<br />shall be built more than two stories high on any lot
<br />in said plat without the written consent of the Like
<br />Forest Company.
<br />8. That for said period of twenty -five years no more
<br />thah one dwelling house shall be constructed on any
<br />lot in said plat without the written consent of the
<br />Lake Forest Company..
<br />-There is hereby reserved to Lake Forest Company and
<br />its successors the right to use that part of said
<br />plat designated thereon as 1°Public Service Strip" for
<br />the purpose of installing, repairing, renewing,
<br />'extending, and maintaining thereon poles, wire,
<br />pipes, conduits, and other constructions and accessories
<br />for sewer, water, gas, light, heat, power, telegraph,
<br />telephone, and other publio service purposes, and the
<br />right is further reserved to Lake Forest Company to
<br />permit the use of said "Public Service Strip" for any public purpose
<br />by any public service corporation which it shall , designate .
