<br />Subject to the following protective covenants, to-witt
<br />1. No structure or structures shall be erected, altered,
<br />placed or permitted, to remain on the above described lot
<br />other than one detached single-family dwelling not to exceed
<br />two stories in height and a private garage for not more than
<br />two ears.
<br />2* No noxious or offensive trade or,activity shall be
<br />carried -on upon the above described lot, nor shall anything
<br />be done thereon which. may be or. become •an annoyanee or
<br />nuisance to the neighborhood.
<br />3. No persons of any raeeother than the white race
<br />shall use or 000uPY the above described lot, or any part
<br />thereof, except that this covenant shall not prevent ocou-

<br />4. No trailer, basement, tent, shack, garage, barn or

<br />64 If the parties hereto, or any of them, or.their-

<br />heirs or assigns, shall violate or attempt to violate any
<br />of the above. protective Covenants-, it shall .be lawful or
<br />any other person or persons owning any real property in
<br />said Plat of Northfield. Park to prosecute any proceedings
<br />at law or in.-equity against .the person or persons violat-
<br />or attempting to violate any such covenant, either to
<br />prevent such party or parties from so doing, or to recover
<br />-
<br />damages for such violation.
<br />74 Invalidation of any one of the above protective
<br />covenants by judgment or court order shall in no wise
<br />affect any of the other provisions, which shall remain
<br />in_full force and effect.
