<br />Subject to the following restrictions which shall be binding for
<br />a period of 25 years from June 1, 1937,
<br />1, Only members of the Caucasian race shall use or occupy
<br />any dwelling on said lot, except that this covenant shall not
<br />prevent occupancy by domestic servants of a different race or
<br />nationality employed by an owner or tenant.
<br />2, Said lot shall be used strictly for residential purposes,
<br />and no building shall be erected thereon except one attached single -
<br />family dwelling and a one or two car garage. No garage erected on
<br />said lot shall be used as a residence temporarily or permanently,
<br />No building previously erected elsewhere shall be moved upon said
<br />lot.
<br />3e No noxious or offensive trade shall be carried on upon said
<br />lot nor shall anything be done thereon which may be or become an
<br />annoyance or nuisance to the neighborhood. This shall not be con-
<br />strued to prevent a family garden or orchard,
<br />4, No building shall be erected on said lot until the location
<br />and design thereof shall have been approved in writing by an expert
<br />appointed by Ferdinand J, Heim, his executors, administrators or
<br />heirs.
