<br />described as:
<br />Commencing at an iron stake which is on the South side of Capitol Drive
<br />and is 257.3 feet chord distance from the junction of the South street
<br />line of Capitol Drive and the Wiest right -of -way line of U. S. Highway
<br />No. 12, 13 and 14, formerly part of rhich was Wesley Avenue; thence
<br />along the South side of Capitol Drive on a bewaring South 71 deg. 0' .nest
<br />221.2 feet to an iron pipe and tcz the beginning point of this description;
<br />thence on a bearing South 16 deg. 58' East 161 feet; thence North 71 deb.
<br />East along a line parallel with the South line of Capitol Drive 210 feet;
<br />thence North 16 deg. 58' west 161 feet to the South line of Capitol
<br />Drive; thence along the South line of Capitol Drive on a bearing; South
<br />71 deg. 0' West 210 feet to the point of beginning.
<br />The grantors reserve an easement for the installation and maintenance
<br />of sewer, water or other public utility mains or connections across said
<br />lot at a location not in excess of 5 feet in width to be designated by
<br />the grantees, with the understanding, however, that any such installation
<br />shall be at least 3 feet below the then existing surface level of the
<br />ground. Such easement shall continue until released by the orners of
<br />the property not herein conveyed, described in the Warranty Deed recorded
<br />,in the office of the Register of Deeds for Dane County, Wisconsin) as
<br />document No. 724789. ,
<br />paid lot is sold subject to the following restrictions which shall be
<br />construed as covenants running r ith the land and shall be binding on
<br />all persons having; any interest in said property until January 1, 1962:
<br />14 Said lot shall be used strictly for residential purposes.
<br />P. No structure shall be occupied as residential quarters unless inside
<br />sanitary toilet facilities are provided in the structure.
<br />�. Only members of the Caucasian race shall use or occupy any arelling
<br />on said lot, excepting that this covenant shall not prevent occupancy
<br />by domestic servants of a different race employed by'an owner or tena.n

<br />4. No building previously erected elsewhere shall be moved upon said
<br />lot, excepting pre- fabricated construction.
<br />5. The grantees give to the grantors the first right to purchase said
<br />property during three years from date hereof in the event that the
<br />grantees elect to sell the same. In the event of their election to
<br />sell the sane they shall give a ten days notice of such election
<br />and the terms upon which they are willing to sell to any purchaser.
<br />Upon receipt of such notice said grantors, their representatives or
<br />assigns shall have the right at any time within said ten day period
<br />to serve written notice on said grantees of their election to purchase
<br />said lot;. if such notice is served the grantees agree to convey said
<br />lo-t by vlarranty Deed free and clear Nof all liens and encumbrances
