VOL <br />upon said premises or suffered to remain there. <br />fi <br />PAGE 2. The line of any building or any part thereof, <br />erected on any lot or lots fronting on University <br />Bay Drive in the property owned by the party of <br />the first part, hereafter erected, shall not. be <br />nearer the street than twenty -five feet. <br />3. No more than a one dwelling house shall be <br />constructed upon any Eighty (80) feet of frontage, <br />and no more than one (1) such dwelling on any <br />corner lot in said plat. <br />4. No building previously erected elsewhere shall <br />be moved upon any lot in said plat. <br />5. No out building other than a garage, erected <br />on any lot or lots in said plat, shall be nearer to <br />the front street line of said lot or lots than a <br />line drawn parallel to said street at the rear of <br />the residence. <br />6. No outside toilet shall ever be erected or <br />maintained on any lot in said tract except for tem- <br />porary use during the time that a building is in <br />process of construction. <br />7. No part of said platted promises shall ever be <br />conveyed to, used, owned.or occupied by any persons <br />other than of the Caucasian race, either as owner <br />or tenant. <br />S. No private dwelling or residence shall be <br />erected on any lot or lots in said plat which shall <br />cost less than ;5,500.00. <br />J. No ardent, malt or intoxicating liquor shall ever <br />be manufactured, sold, dispensed or in any manner <br />disposed of on said property. <br />10. No tavern or dance hall, or place of entertain- <br />ment, or public resort of any kind shall ever be <br />established, conducted or maintained on said'property. <br />11. The said owner covenents with the said buyer to <br />include the same identical restrictions in all convey- <br />ances by her, her heirs and personal representatives, <br />of any and all property fronting on said University <br />Bay Drive. <br />Also subject to all restrictions, building conditions <br />and zoning ordinances which are of record, or which <br />in any way affect the use of said property. <br />TOGETHER with all and singular the hereditaments and <br />appurtenances thereunto belonging or in anywise appertaining, and <br />all the estate, right, title, interest, claim or demand whatsoever, <br />
