Dane County Planning & Development <br />Room 116, City -County Building, Madison, Wisconsin 53709 Land Division Review <br />608/266-9086 <br />March 16, 2004 <br />Ryan Kahl <br />345 West Wilson Street <br />Stoughton, Wisconsin 53589 <br />Re: # 051209381409 <br />SW1/4 S9 T5N R12E <br />Town of Albion <br />Dane County <br />Dear Mr. Kahl: <br />It is apparent that the subject land parcel, described in R12427/41, Dane County <br />Registry, was properly created as a separate legal entity prior to the applicable <br />effective date of the Dane County Land Division Regulations. Accordingly, this <br />parcel can be separately conveyed, at this time, without a Dane County certified <br />survey map approval. <br />However, this 9.1 acres parcel, currently zoned A-1 Agriculture Exclusive, was <br />conveyed in 1989 without the required change in zoning. In order to correct this <br />illegal zoning parcel status, a change in zoning classification will be required before <br />the parcel can be utilized as a building site. <br />The issue of access to this parcel is the responsibility of the Wisconsin Department <br />of Transportation. <br />ly, <br />Norbert Scribner, Land Division Review <br />cc: Thomas E.
