It appears that the <br />combined 3.3 acre parcel was created illegally. According to the legal description described in Vol. <br />729 of Records, page 343, as Document No. 1488741, a parcel containing approximately 2 1/2 acres <br />was added to a 1 1/4 acre certified survey map lot, and a 70' x12' strip of land was subtracted from <br />this same lot by a Quit Claim Deed recorded in Volume 729 of records, page 342, as Document No. <br />1488740. These actions occurred after the applicable effective dates of the Dane County Land <br />Division Regulations. Therefore, it would be required by Dane County Ordinance to redefine this <br />land by certified survey map for any improvements, or land divisions, to be approved. <br />Current Zoning District: A-1 Exclusive Agriculture. <br />Parcel Status: Illegal Nonconforming <br />Sincerely, <br />Patrick M.
