Kirch: <br />Land Division Review <br />608/266-9086 <br />It is apparent that the subject tax parcel descriptions define a single legal entity of <br />1.6 acres that was properly created prior to the effective date of the Dane County <br />Land Division Regulations. Accordingly, this parcel can be separately conveyed, at <br />this time, without a Dane County certified survey map approval, and without a <br />change in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of <br />Ordinances. Any division of this 1.6 acres will require a Dane County certified <br />survey map approval, together with a change in zoning classification. <br />Two separate tax parcels exist because the 1.6 acres is described within separate 40 <br />acre tracts.
