It is apparent that the subject 20.4 acres land parcel was properly <br />created as a separate legal entity prior to the applicable effective date of the Dane <br />County Land Division Regulations, and prior to the effective date of A-1 <br />Agriculture (Exclusive) Zoning in the Town of Dane. Accordingly, this 20.4 acres <br />parcel can be separately conveyed, at this time, without a Dane County certified <br />survey map approval, and without a change in zoning classification, pursuant to <br />S.10.16(3)(a), Dane County Code of Ordinances. <br />Any division of this 20.4 acres land parcel will require a change in zoning <br />classification, together with a Dane County certified survey map approval. <br />Two separate tax parcels exist simply because the 20.4 acres is located in two <br />separate 40 acre tracts.
