It is apparent that # 090807495005, described in D415/138, Dane <br />County Registry, and # 090807490304, described in D496/94, Dane County Registry, <br />were properly created as separate legal entities prior to the applicable effective date <br />of the Dane County Land Division Regulations. Accordingly, these two land parcels <br />can be separately conveyed, at this time, without a Dane County certified survey <br />map approval. <br />However, the Dane County interpretation of a zoning parcel provides that all lands <br />within the same ownership, even though they may consist of several non-contiguous <br />elements, comprise a single zoning parcel. Accordingly, any separation of the 20.3 <br />acres from the 9.5 acres will require a change in zoning classification.
