The parcel was clearly <br />established prior to the effective date of the Dane County Land Division <br />Regulations (chapter 75). Accordingly, it qualifies as a non -conforming <br />parcel, pursuant to §10.16(3)(a), Dane County Code of Ordinances. Although <br />the subject property is zoned A-1 Agriculture (exclusive), it can be <br />separately conveyed and utilized as a single family residential building site <br />without a certified survey map approval and without a change in zoning <br />classification.
