Lawler <br />317 Crescent Street <br />Mazomanie, Wisconsin 53560 <br />Re: # 080609290004 & # 080609295705 <br />NW1/4 S9 T8N R6E <br />Town of Mazomanie <br />Dane County <br />Dear Mrs. Lawler: <br />It is apparent that the subject 21.75 acres land parcel, described in D641/153, Dane <br />County Registry, was properly created as a separate legal entity prior to the <br />applicable effective date of the Dane County Land Division Regulations, and prior <br />to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of <br />Mazomanie. Accordingly, this 21.75 acres parcel can be separately conveyed, at this <br />time, without a Dane County certified survey map approval, and without a change <br />in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br />Two separate tax parcel designations exist because the 21.75 acres is located within <br />separate 40 acres tracts. Separate tax parcel designations do not create separate <br />legal parcel status for the purposes of zoning and land division.
