It is apparent that the subject <br />land parcel, described in D756/573, Dane County Registry, was properly created as <br />a separate legal entity prior to the applicable effective date of the Dane County <br />Land Division Regulations, and prior to the effective date of A-1 Agriculture <br />(Exclusive) Zoning in the Town of Cottage Grove.
