This parcel, described in R401/560, Dane County Registry, was <br />properly created as a separate legal entity prior to the applicable effective date of <br />the Dane County Land Division Regulations, and prior to the effective date of A-1 <br />Agriculture (Exclusive) Zoning in the Town of Montrose. Accordingly, this 25.3 <br />acres parcel can be separately conveyed, at this time, without a Dane County <br />certified survey map approval, and without a change in zoning classification, <br />pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br />Any division of this 25.3 acres will require a change in zoning classification, together <br />with a Dane County certified survey map approval. Two separate tax parcels exist <br />simply because the 25.3 acres is located within separate 40 acre tracts.
