It is apparent that the subject 3 acres land parcel was created as a <br />separate legal entity without the required Dane County certified survey map <br />approval, and without the required change in zoning classification. <br />In order to correct this illegal parcel status a change in zoning classification will be <br />required, together with a Dane County certified survey map approval. <br />Please note that S.75.19(6)(b), Dane County Code of Ordinances requires each new <br />land parcel to maintain frontage on a public street. As Hidden Valley Road is not a <br />public street, the issue of public street frontage will likely be problematic.
