Bednarek: <br />It is apparent that the subject land parcel, described in R393/573, Dane County <br />Registry, was properly created as a separate legal entity prior to the effective date of <br />the Dane County Land Division Regulations. Accordingly, this parcel can be <br />separately conveyed, at this time, without a Dane County certified survey map <br />approval, and it does qualify as a building site for one single family residence. <br />Tax parcel records appear to indicate that the small parcel in Section 28 was <br />included with the conveyance, described in Document # 3608356. Obviously, the <br />specifics of the warranty deed control the answer to this question.
