Dane County Planning & Development
Room 116, City -County Building, Madison, Wisconsin 53703-3342 Land Division Review
608/266-9086
March 17, 2005
Nelson Appraisal Service
2081 Williams Point Drive
Stoughton, Wisconsin 53589
Re: # 061025e361161
SW1/4 S25 T6N R10E
Town of Dunn
Dane County
Dear Gerry:
It is apparent that the subject land parcel, described in D636/352, Dane County
Registry, was properly created as a separate legal entity prior to the applicable
effective date of the Dane County Land Division Regulations. Accordingly, this
parcel (currently zoned R-3 Residence District) can be separately conveyed, at this
time, without a Dane County certified survey map approval.
If the two adjoining parcels are merged, only one single family residence would
continue to be a permitted use. However, if the respective tracts retain separate
legal identity, the buildable status would not be impacted. One individual can own
multiple parcels without destroying a non -conforming status, provided that the
existing status is not modified.
The title search fee has yet to be implemented by the Dane County Board of
Supervisors.
Sincerely,
Norbert Scribner, Land Division Review
cc: Dorothy Burback
Clerk, Town of Dunn
Enclosure:
1
