Accordingly, this <br />parcel (currently zoned R-3 Residence District) can be separately conveyed, at this <br />time, without a Dane County certified survey map approval. <br />If the two adjoining parcels are merged, only one single family residence would <br />continue to be a permitted use. However, if the respective tracts retain separate <br />legal identity, the buildable status would not be impacted.
