It is <br />apparent that with the recording of a warranty deed in Volume 750 at Page <br />490/Dane County Registry, the subject parcel was created as a separate legal <br />entity prior to the effective date of the Dane County Land Division <br />Regulations. Accordingly, the parcel can be utilized as a residential site in <br />accordance with the provisions of §10.16(3)(a), Dane County Code of <br />Ordinances.
