<br />This approach helps everyone understand the development goals of the campus, land <br />use and development patterns, connection to the existing fabric and the extent of the <br />infrastructure required to support the campus' ultimate build out. <br /> <br />Any perceived conflicts of existing structures, non-conforming lots, non-conforming <br />setbacks with proposed lots and public R.O.W's would be resolved by removal of <br />structures prior to any construction of roads or new development in areas conflicting with <br />roads being built at that time. <br /> <br />Neighborina Prooertv Use: <br />The property east of Rimrock Road continues to be a mix of both multi-family and single <br />family use. In addition to the residential use there is a proposed church and the Badger <br />Bowl in the near vicinity. <br /> <br />The contiguous property (approximately 60 ac) is being master planned as a mixed used <br />campus. The primary use will be office with some supporting retail, food and beverage <br />and the possibility of some multi-family or lodging. <br /> <br />The redevelopment of this site compliments the completion of the firs phase of the <br />Novation Campus. Six buildings have been completed within the past four years <br />providing office space, up scale auto sales, banking, technical education and <br />professional consulting offices. <br /> <br />Develooment Time Schedule: <br />It is anticipated that the redevelopment will be completed within the next 5 - 10 years. <br />Any non-conforming structures would be removed by the year 2018. The only exception <br />to this would be the property at 2700 Rimrock Road which will remain occupied by the <br />current owner occupant until he is no longer able or willing to reside t~ , <br />
