<br />URBAN RESIDENTIAL TOD DISTRICT <br /> <br />LOCATION <br />The Urban Residential TOD District is the residential <br />heart of the neighborhood, providing the population <br />necessary to create vibrant mixed-use/ commercial and <br />employment centers and support the potential Southdale <br />Station. The Urban Residential TOD District is focused <br />around Southdale Park and the majority of the district is <br />within a quarter-mile of the future station location. <br /> <br />LAND USE MIX <br />This district will support the residential and employment <br />uses within the adjacent Urban Mixed Use TOD District. <br />Because this district is interior to the neighborhood, there <br />should be a mix of commercial and residential uses, but <br />with more emphasis on residential uses. <br /> <br />Mixed-use and live/work buildings are particularly <br />encouraged at key intersections - East Badger/Pheasant <br />Ridge, Pheasant Ridge/Deer Valley/Lake George and <br />Deer Valley/Ski Lane. Retail and office spaces at these <br />locations should be neighborhood-oriented. <br /> <br />Institutional uses are often incorporated into residential <br />areas. These uses could be churches, schools, government <br />offices, post offices, social/ civil/ fraternal organizations, <br />social services facilities, adult or child day care, senior <br />housing and cultural facilities. Institutional uses often <br />bring a neighborhood together and create a greater sense <br />of community.
