<br />URBAN MIXED USE TOD DISTRICT <br /> <br />LOCATION <br />The Urban ]\Iixed Use TOD District encompasses the <br />rail line in the northwestern quadrant of the Southdale <br />Neighborhood. A majority of the district is highly visible <br />from USH 14 and the Beltline and is accessible from Ski <br />Lane and the Beltline Frontage Road. <br /> <br />The parcel west of the rail line is particularly visible from <br />the Beltline and USH 14. This location is an important <br />future gateway into the City of Fitchburg, so development <br />standards should meet high design standards. Upper office <br />and residential floors will offer views of the Nine Springs <br />E-W'ay. <br /> <br />LAND USE MIX <br />The Urban l\IIixed Use TOO District offers exceUent <br />highway visibility for office and retail commercial <br />uses. The land uses in this district should be a mix of <br />commercial and residential uses, with more emphasis on <br />commercial uses. <br /> <br />DISTRICT CHARACTER <br />In addition to the general TOO district character <br />requirements, the Urban Mixed Use TOO District <br />should have buildings with high quality architecture that <br />emphasize the integration of sustainable systems and gives <br />particular detail to the street level. <br /> <br />Buildings should provide an attractive facade to the <br />regional highways, but be oriented on the transit station, <br />sidewalks and internal open spaces.
