<br />N ovation Campus <br /> <br />I have been working on the Novation Campus for almost 10 years <br />It involves the redevelopment of two blighted landfills in an area that has a long <br />history of distress <br />There is a reason this project has not occurred in the past <br />Impediments to development have included <br />o Higher costs due to environmental issues and geotechnical issues <br />o Lower rents due to blight and perceived safety concerns <br />Before we started this project we met with community leaders and stakeholders <br />o The Town of Madison <br />o State of WI - DNR, Commerce, <br />o Congressional delegation, all of whom supported this project <br />o Dane County has supported this project in many ways over the years <br />· Past approvals <br />· Collaborative efforts for econolnic development initiatives <br />· Subordinate loans and grants to help offset higher costs <br />t, 0 vJQ..; o..{.e.- - Previous planning efforts and even the County's own NRSA plan identified our <br />-(~ju\.~ vJ! r I~_~---'i? project as a key element in the revitalization of the area <br />~tvL-' -f1^P Vlt (,€.- I In all the years we have worked on this project we have tried to attract a catalyst <br />~i '1 0 We have had some success with smaller users <br />o But never got a major catalyst <br />o We have lost to many competing proposals and watched many large users <br />build further and further into the suburban farmfields <br />o At long last we have a catalyst here and now - MERITER (See article) <br />o This is a once-in-a-decade opportunity that could easily fall by the <br />wayside without.. zoning approval <br /> <br />o <br /> <br />With respect to the zoning approval <br />o We have met with neighborhood representatives as requested <br />oWe are willing to collaborate with anyone that wants to pursue a positive <br />agenda.it-it 11 ~l [ 1 ~ 1 l' 1 0-- ..11 a <br /> <br /> <br />-:: -, <br /> <br />o However, the issues that I have heard raised have little to do with this <br />zoning request. <br />· So I am confused about the process <br />~ Can somebody please clarify the County's procedures? <br />SteW!
