• <br /> Vial 14363 PAGE 77 LEASE FOR VACANT LAND 207313 <br /> AND OPTION TO PURCHASE AGREEMENT <br /> This Lease for land identified below is entered into between <br /> Francois Luyet, 702 Chapman Street, Madison, Wisconsin 53711, <br /> hereinafter referred to as Lessor, and Roger Eischens, 4035 Ryan <br /> Road, Blue Mounds, Wisconsin, hereinafter referred to as Lessee, <br /> on the following terms and conditions. <br /> 1. Land Description: The land subject to this lease is a <br /> 50 acre parcel of undeveloped real estate in Dane County, <br /> Wisconsin, more particularly described on Exhibits A and B which <br /> are attached. <br /> 2 . Lease Term: This Lease shall be in effect for a term <br /> of ten (10) years commencing on June 18, 1990 through June 17 , <br /> 2000. <br /> 3 . Rental: In lieu of making rental payments directly to <br /> Lessor, Lessee agrees to pay all real estate taxes and assess- <br /> ments levied against the land for the term of the Lease. At the <br /> end of each calendar year, Lessee agrees to send to Lessor an <br /> itemization of all real estate and property taxes or assessments <br /> levied against the property by any local, county or state entity, <br /> with proof of payment. <br /> 4 . Use Of Land: Lessee agrees to use the land only for <br /> agricultural purposes, to keg) the land leased in its natural <br /> state, and not to commit any waste. Lessee further agrees not to <br /> erect any dwellings, cut any trees or change the current natural <br /> condition of the land without prior written approval from Lessor. <br /> 5. Lessor's Access: Lessee agrees to permit Lessor free <br /> access to the land for recreational and inspection purposes. <br /> Lessor agrees not to build any structures, or to commit any <br /> waste during the Lease period. <br /> 6. Abandonment By Lessee: If prior to the expiration of <br /> the Lease Term, the Lessee shall either abandon possession of the <br /> land or fail to meet any of the conditions outlined above, this <br /> Lease shall terminate and the Lessor shall have the right to full <br /> and complete possession of the land. <br /> 7 .
