Breach: If Lessee should neglect or fail to perform <br /> and observe any of the terms or conditions of this Lease, Lessor <br /> shall give Lessee written notice of such breach requiring Lessee <br /> remedy the breach or vacate the land within 30 days of the date <br /> of the notice. If Lessee fails to comply fth this notice, <br /> Lessor may declare this tenancy terminated an institute action <br /> to remove Lessee from the land. Should this occur, Lessee agrees <br /> to pay for all real estate and property taxes or assessments <br /> levied against the property in tro year of the breach. Lessor <br /> then agrees to be responsible for all real estate and property <br /> taxes or assessments levied against the land in all years I <br /> following a breach of the Lease and removal of the Lessee from <br /> the land. <br /> 10 . Rules: Lessor may make additional rules governing the <br /> use of the land as he deems necessary. Lessee agrees to observe <br /> and comply with all such rules and any violation of the rules <br /> shall be deemed a breach of the Lease terms. Lessor may make <br /> changes in the rules and shall give written notice of changes to <br /> Lessee 14 days before the new rules become effective. <br /> 1.1.
