July 22,2014 <br /> Dane County Zoning Committee <br /> Re: Parcel 060835385014, 7 acres, proposed zoning RH-2, and Parcel 060835380804, 27 acres, <br /> proposed zoning RH-4 <br /> My wife and I own both parcels, the larger one surrounds the smaller one on three sides. We request <br /> that both parcels be zoned as RH-2. We believe that a consistent zoning of the entire property would <br /> allow flexibility in creating building lots in this part of the Township which is already mostly residential. <br /> We hope to create three buildable lots of four to seven acres each, for upscale housing, all fronting on <br /> Black Cherry Court. <br /> We have had several discussions with the Town of Verona Administrator, and the Town Planning <br /> Commission We would expect the township to support our efforts to add three more lots but we have <br /> not started formal approval process to add lots pending final decisions and recommendations by the <br /> Township to the Dane County Board. We hope that a favorable zoning decision by the county might <br /> simplify the process for us. <br /> We declined to participate with our neighbor in selling buildable lots along Black Cherry Court about 12 <br /> years ago as the timing was wrong . Now, at 74 and 78 years old, the timing is appropriate for us. We <br /> have held this land for investment for 37 years. There are currently seven up-scale homes accessed by <br /> Black Cherry Court. We would be adding three more. <br /> Our land is not a viable farm and we no longer live in a farming area. The infrastructure elements of <br /> Township road, electrical service, telephone and natural gas services are all in place. Our land is an <br /> island. We hope to fill in three more lots along the RH-3 homes on our West and Southern property <br /> boundaries. Scheidegger Forest County Park is on our Northwest boundary; Rh-2 houses are on our <br /> North and Northeast boundaries and one RH-1 home and a business, a country tavern, are to our East. <br /> There is also one agriculture parcel between us and the RH-1 home and tavern. Houses are located <br /> across the road from the house and tavern. <br /> We believe that RH-2 zoning provides us with our best opportunity to design three saleable low density <br /> rural lots. We would combine the remainder of the land with our present home site, hoping that might <br /> make it also more saleable in our remaining four to five year planning horizon. Our home is not on the <br /> same financial plane as our adjacent neighbors. We heat our home with wood and the remaining wood <br /> land would continue serving that purpose. <br /> Should Dane County be unwilling to grant us RH-2 zoning, then we request RH-3 zoning for the larger <br /> parcel, or both parcels. We have sufficient acreage to meet the eight acre minimum requirement for <br /> four RH-3 lots, including our present home site.
