TOWN OF VERONA <br /> BLANKET REZONING CONSIDERATIONS <br /> DANE COUNTY ZONING AND LAND REGULATION COMMITTEE MEETING <br /> 7/22/2014 <br /> The Town is supportive of the majority of the rezoning recommendations and has appreciated <br /> Dane County Staff's willingness to work with the Town. There are just a few properties for <br /> which the Town has alternate recommendations. The property owners will speak in more detail <br /> tonight, but as a summary: <br /> The Rego, Berkner, and Four Empty Milk Can properties are all in an area designated for Rural <br /> Residential development in the Town's Comprehensive Plan. <br /> • The Town supports the Rego properties being zoned RH4 instead of A3 because the <br /> properties are adjacent to major roads (PB and Sunset) and surrounded by large areas of <br /> existing RH zoning. <br /> • The Town supports both Berkner properties being zoning RH2 orRI because they area <br /> on an existing cul-de-sac that has rural housing already developed on it. <br /> • The Town supports the rezoning of a portion of the property owned by Four Empty Milk <br /> cans to RH4 zoning. These properties are along Sunset and surrounded by existing <br /> residential development. This property has been considered for annexation into the City <br /> of Verona in the past for higher density development. The Town feels modest <br /> development should be permitted within the Town as a potential preservation measure. <br /> The Swan U See property is one of the only properties in the Town that has potential for new <br /> commercial development. Last year the Town approved a comprehensive plan amendment and <br /> a rezoning to C2 with the condition that the owner/developer works with the Town on a <br /> development plan. The Town remains supportive of C2 over A2. <br /> Lastly, several owners of property west of Shady Oak Lane and north of PD have requested to <br /> remain in Alex zoning. The Town is willing to do a comprehensive plan amendment to put this <br /> large swath of land into farmland preservation. Thus, we ask that the rezoning for those <br /> properties be postponed to allow for the comprehensive plan amendment. <br /> The net result is that small amount of development would be allowed in an area already <br /> designated for rural residential development and much more property would be placed into <br /> farmland preservation. <br />
