Based on the documents you provided related to the <br /> Prindville farm, I've concluded that the lots previously identified as illegal land divisions, are, in fact, legal, <br /> nonconforming parcels. I've modified the density study to reflect this and to show a total of 2 density units remaining <br /> on this property. I've also revised the density study for the Williamson farm to correctly show that Petition 3057 <br /> separated an existing residence from the farm, and so does not count against the town density policy. <br /> Per your request, I've also provided a soils Land Evaluation map for both properties, which shows the Farm Soil Groups <br /> under the county's LESA system. <br /> You also asked for additional information about to complete a Transfer of Development Rights Transaction under the <br /> town/county's TDR program. <br /> 1. You should send a letter or e-mail to Zoning Administrator Roger Lane (cc'd above), requesting an amendment <br /> to Petition 10658 to rezone the property to the RH-1 district with a TDR-R overlay [ RH-1(TDR-R) J. This will put <br /> the property in the TDR Receiving Area district. <br /> 2. Complete the draft TDR Agricultural Conservation Easement (attached) for the Sending property. Include a lega <br /> description of the property intended to remain in agricultural use. (i.e. portions of the Williamson farm in A- <br /> 1[ex] zoning.) <br /> NL�>✓� 3. Complete two copies of the draft TDR deed notice documents with appropriate legal descriptions and other <br /> NjL\"' information, one each for the sending and the receiving properties. <br /> 4. Include copies of the draft easement and deed notices with your application for Petition 10658. <br /> 5. If the County Board approves Petition 10658, you will have 90 days from the approval date to record the final <br /> easement and deed notice documents with the Dane County Register of Deeds. Once recorded, please provide <br /> copies to the Zoning Division. <br /> I hope this helps.
