Dane County Planning & Development sent suggestions for the Mittenthal request. The <br /> applicant is proposing to create a pick your own or wholesale vegetable/fruit business on a 4 <br /> acre property in Section 26, Town of Montrose. Concerns with the property consist of the <br /> following: 1) The site is accessed from a narrow Town Road. It does not appear that the drive <br /> path would support two-way traffic on a consistent basis. There is a single-family residence <br /> located approximately 150 feet from the proposed business operation and one housing density <br /> right has been allocated for the site. If the business development occurs, the property would not <br /> be eligible for a residence on site. The Town Board decided to have an addendum to the motion <br /> made on September 1, 2015 as follows: <br /> Addendum motion made by Randy Francois, seconded by Dan Palmer and made <br /> unanimous by Roger Hodel to have the following added to the September 1, 2015 motion <br /> for Robin Mittenthal request to rezone 4.27 acres from RH-2 to A-B the following : 1) The <br /> property be assigned the zoning district classification of A-B Agri-business Zoning <br /> District. <br /> 2) A deed restriction shall be recorded on the property to limit the land uses to a pick your <br /> own or wholesale fruit/vegetable operation. Ancillary sales of jams,jellies,juices, and pies <br /> from product grown on the property would be allowed. <br /> 3) A deed restriction shall be recorded on the property to prohibit residential development <br /> of the property. <br /> 4) Hours of operation for sales shall be limited to Sam to 8pm seasonally, May through <br /> November. <br /> 5) The number of employees shall be limited to no more than 4 full-time equivalent <br /> employees, in addition to the owner/operator. <br /> 6) Prior to operation, site plan approval shall be obtained from the Town Board to <br /> address adequate on-site parking for the operation and the maximum building size for the <br /> operation. <br /> 7) On-street parking along Butts Road shall be prohibited. The landowner shall be <br /> responsible for posting "no parking" signs along Butts Road. <br /> 8) Public Works Director shall evaluate the condition of the Butts Road and the ability of <br /> the roadway to support two-way traffic. If improvements are needed, the landowner <br /> should be responsible for road improvements prior to the commencement of the <br /> operation. Motion carried. Remy Road was corrected to Butts Road and "pick your own" <br /> was changed to pick your own or wholesale. A driveway permit will be needed. <br /> Motion made by Randy Francois, seconded by Dan Palmer and made unanimous by <br /> Roger Hodel to accept Amending Chapter 10 of the Dane County Code of Ordinances 16, <br /> 2015, Regarding State Certification of the Farmland Preservation Zoning Ordinance. <br /> Motion Carried. <br />
