Clean Fresh Food Lease <br /> This Lease made between Knight Family Farm, LLC as Landlord and Clean Fresh <br /> Food, LLC as Tenant effective the 15th day of August, 2013. <br /> 1. Property. Landlord is the owner of improvements ("the Property") located at <br /> 6610 Sun Valley Parkway, Belleville, WI 53508 consisting of a greenhouse and a fish house, <br /> including an outdoor wood burner used for heating the greenhouse and fish house, and all <br /> equipment, including a generator, in and adjacent to the greenhouse and fish house <br /> 2. Term. Landlord hereby leases to Tenant and Tenant hereby leases from <br /> Landlord the Property for Tenant's exclusive use for a term of one (1) year commencing on <br /> August 15, 2013 through August 14, 2014 for an aquaculture operation. During the term of the <br /> Lease or any renewals as set forth below, Tenant shall also have: non-exclusive use of <br /> Landlord's driveway and parking areas; nonexclusive right to harvest firewood from Landlord's <br /> adjacent land for use in heating the Property; and nonexclusive right to use water from the <br /> Landlord's well for the purposes of operating the greenhouse and fish house. <br /> 3. Renewal. This Lease shall renew each August 15 on such terms and conditions <br /> as the parties may agree by an addendum to this Lease unless written notice of non-renewal is <br /> provided to Landlord ninety (90) days prior to the end of the term, or as otherwise agreed in <br /> writing by the parties. <br /> 4. Rent Rent shall be payable in advance in monthly installments of$10,000.00 <br /> each with each installment being due on the 1st day of each month. The monthly rent shall be <br /> prorated as set forth on Schedule A, attached, for months in which the Property is less than <br /> 100% complete. For purposes of determining monthly rent, 100% complete means that the <br /> Property contains six(6) operational grow beds. <br /> 5. Permits and Licenses. Tenant shall obtain all permits and licenses for its <br /> operations as require by local, state and/or federal laws, rules and/or regulations. Tenant shall <br /> comply with all applicable laws, ordinances, regulations and/or deed and plat restrictions affecting <br /> the use and occupancy of the Property. Tenant shall not commit, or permit to be committed, any <br /> waste or nuisance on the Property. <br /> No use shall be permitted, or acts done,which will cause a cancellation of any insurance <br /> policy covering the Property. Tenant shall not sell, permit to be kept, used or sold in or about the <br /> Property any article which may be prohibited by the standard form of fire insurance policy. <br /> Tenant shall, at its own expense, comply with all requirements of any insurance company <br /> necessary for the maintenance of insurance required in this Lease. <br /> Tenant shall not cause or permit any hazardous substances to be brought upon, stored, <br /> used, generated, released into the environment or disposed of on, under, from or about the <br /> Property by Tenant, its agents, employees, contractors or representatives. Tenant agrees to at <br />
